1. Acceptance of Terms

These Terms of Service ("Terms") govern your access to and use of the Abodex website and services operated by Abodex Ltd ("Company", "we", "us"). By using our services, you confirm that you are at least 18 years of age and have the legal capacity to enter into a binding agreement.

2. Description of Services

Abodex provides an online property search platform that aggregates and displays property listings for rent and sale, alongside value-for-money analysis tools, an AI-powered search assistant, affiliate product recommendations, and a self-serve advertising portal.

3. User Accounts

To access certain features, you must create an account via our OAuth 2.0 authentication system. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must notify us immediately of any unauthorised use of your account.

4. Property Listings

Abodex acts as an information aggregator and does not own, manage, or control any property listed on the platform. We do not verify the accuracy, completeness, or legality of any listing. All property transactions are conducted directly between users and property owners or agents. Abodex is not a party to any property transaction.

Important: Nothing on this platform constitutes an offer, solicitation, or contract for the sale or rental of any property. Users must conduct their own due diligence before entering into any property transaction.

5. Advertiser Terms

Advertisers using our self-serve portal agree to comply with our Advertising Standards. All ad content must be accurate, legal, and not misleading. Abodex reserves the right to reject or remove any advertisement at its sole discretion. Payments for advertising are non-refundable once a campaign has commenced.

6. Intellectual Property

All content on Abodex — including but not limited to text, graphics, logos, icons, images, audio clips, data compilations, software, and the overall design — is the property of Abodex Ltd or its content suppliers and is protected by UK and international copyright, trademark, and other intellectual property laws.

You may not reproduce, distribute, modify, create derivative works of, publicly display, or exploit any content from this platform without our express written permission. Unauthorised use constitutes copyright infringement and may result in legal action.

7. Prohibited Conduct

You agree not to:

• Use the platform for any unlawful purpose or in violation of these Terms
• Scrape, crawl, or systematically extract data from the platform without permission
• Submit false, misleading, or fraudulent property listings or enquiries
• Attempt to gain unauthorised access to any part of the platform
• Interfere with or disrupt the integrity or performance of the platform
• Use the platform to transmit spam, malware, or other harmful content

8. Limitation of Liability

To the maximum extent permitted by applicable law, Abodex Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, or goodwill, arising from your use of or inability to use the platform, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising from your use of the platform shall not exceed the amount you paid to us in the 12 months preceding the claim, or £100, whichever is greater.

9. Indemnification

You agree to indemnify and hold harmless Abodex Ltd, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including legal fees) arising from your use of the platform, your violation of these Terms, or your infringement of any third-party rights.

10. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of material changes by posting the updated Terms on this page with a revised "last updated" date. Continued use of the platform after changes constitutes acceptance of the new Terms.
